Preparing

This very important component will establish how your home will be displayed and positioned in the market place. We will:

  • Assist in establishing a realistic competitive price for your home by providing a Comparative Market Analysis (CMA) to help you determine pricing based on condition, location and sales data of properties comparable to yours.
  • Assist and counsel you on how to best enhance the features and improve the condition of your home in preparation of the market.
  • Obtain bids, schedule and coordinate any repair and/or enhancement work. Coordinate staging with a professional designer. A professional interior designer is part of our team to help stage your home for the market. (We highly recommend it)
  • Order all pre-sale inspections (Pest & Contractor etc.) and obtain bids for any necessary repairs. Schedule and coordinate repairs as necessary.
  • Prepare and assist with the completion of all disclosure obligations and legal forms necessary for the sale of your home.
Staging a Home
Staging a home for the market can be a very effective way to increase the value of your home. Our recommended stagers/designers will work with the home owner de-cluttering spaces, rearranging existing furniture, adding art and accessorizing. Although we do not recommend staging for every home, most of the time it is desirable to at least have a professional home designer walk through the property to make recommendations as to improvements that can be made prior to entering the market. We offer a free walk through as part of our marketing.

Marketing to Real Estate Agents

  • Submit home to Multiple Listing Service.
  • Develop a professional color photo brochure for the home using quality photography and listing the special features of your home.
    A courtesy tour of your home will be scheduled on the first Monday after the home is listed inviting local Coldwell Banker mid peninsula branch offices.
  • A special Showcase Email of your home including photos and text as well as links to a high quality photo tour will be sent throughout the Coldwell Banker network targeting all agents including Relocation Division Certified Specialists. This showcase email will also be sent to top producing agents of other Real Estate companies including Alan Pinel, Cashin and Remax giving you instant visibility.
  • Broker Multiple Listing Tour (Grand Opening) catered with food and hosted by Melanie or Dieter will be scheduled for the first Tuesday after the home is listed.
  • Install lock box and professional sign with brochure box.
  • Continuously network with area listing agents and with agents working with buyers to promote the home.
  • Distribute Fact Sheets to local Realtors throughout the Association.
  • Re-tour the property on Tuesday Broker Tour every other week until home is sold.

A feature layout of your home will appear in Homes & Land Magazine, a regional Real Estate magazine published twice a month and available in numerous locations. Spot advertisement for Appointment Only and Open Houses will run on a rotation basis in the following local publications.
